UPFITS
An Upfit involves convertion a space from an unfinished space to finished space. Unfinished spaces have many trade names such as Gray Box or Vanilla Shell. There are many variations of the definitions of these terms. You should consult with your property management representative concerning specifics regarding any label they put on your potential space. A GRAY BOX generally starts will a gravel floor. It may or may not have demising walls. It usually does not have ceilings, HVAC, or restroom facilities. A VANILLA SHELL can include demising walls, concrete floors, restrooms, HVAC, acoustiacal ceilings and an electric service panel. The upfit starts with a dry , usually lockable condition.
